KEY RESPONSIBILITIES
20% Construction Management
- Review and inspect the works of the trade contractor and suppliers for compliance with construction drawing, specification, procedures manuals, local regulation and building standard.
- Conduct weekly construction and safety meetings with contractor and prepare minutes of meetings.
- Manage construction schedule.
- Develop, inspect and verify Bill of Quantity (BOQ).
- Compile, review Variation Order (VO) and/or additional work for Project Manager’s review and approval.
- Review materials and provide alternative options as needed to meet time and budget constraints.
- Provide value engineering options.
- Compile, maintain and manage defects list and schedule to ensure its accurate and timely completion.
- Conduct regular step-by-step inspections of all construction activities.
- Identify problems and provide construction options and/or solutions.
- Compile, review, inspect and verify final “as-built” plans, calculations and CAD drawings.
- Ability to travel from job site to job site as required by management.
- Other work as required by the Management.
10% Project Management
- Ensure Project is on time, on budget, and quality, safety and cleanliness standards met or exceeded.
- Coordinate regular meetings with related and key stakeholders (architects, engineers, contractors, suppliers, Landlord, etc.) and maintain minutes and issue official correspondences as required.
- Conduct and prepare site daily, weekly, periodic meetings and/or reports for progress of works.
- Certifying bills for payment to the contractors including recommendation for time and cost adjustment, variations, quality control check for final bills.
- Complete administration and management of construction contracts until completion of the works.
- Enforce compliance with defects liability obligations and warranty provisions and manage contractors’ defect rectification works.
